The New Listing Work Sheet
This work sheet has been prepared to assist you in composing your
entries for a new "BUSINESS FOR SALE" listing of your Business.
NOTE: This "Help" information
is also available as a "Text Only" WorkSheet that you can view,
save to your own computer, and work on at your leisure off-line
as you compose your listing.

As you work your way along, please sit quietly and reflect
as to how the prospective purchaser will see and understand
the information that you are entering. Keep your descriptions
simple and straightforward. Remember that the purpose of
this FOR SALE Listing is to encourage the prospective purchaser to
contact you so that he can inquire about further details.
Please be totally honest in your listing information. Prospective
purchasers quickly leave if they feel that you have misrepresented
even a small item on your listing. So please - No extravagant
claims. Better to say: "One of only 3 Pizza restaurants in town" --
than to say: "We serve the BEST Pizza in town - There's no one
like us".
Please note that for the various data entry boxes, there is often a
limit as to the maximum number of characters (letters, numbers,
spaces, and punctuation marks) that you will be allowed to enter
in that particular input box. Please compose your
listing information so as not exceed these limits.
And now .... the entries
Initial Entries
User Name and Password:
This entry is required so that at a later date you
can be allowed to edit the text of your listing while
"on-line" if you find that you want to say something
differently, to add an additional point, or to adjust the
selling price. The Password should be from 8 characters
and/or numbers to 16 characters long. For a User Name,
usually just use your own first name or nickname. Take
a look at the password hints - and then enter a suitable
password. Choose the "hint" that matches up with
your password. Please note that the password that
you enter is not stored anywhere in clear English - so we
are not able to actually tell you again what it was - hence
the" hint" to help you remember. Also note that both
the User Name and the Password are case sensitive - so if you
mix Capitals and small letters in the spelling of either,
then you'll need to remember that. The Password "hints"
are:
- Spouse's name
- Children's name
- Pet's name
- Your Birthday
- Spouse's Birthday
- Children's Birthday
- Car Model
- Your Address
- the Other Address
- Your Phone #
- the Other Phone #
Promotion Code:
For most people, this field is Optional and should be left blank.
However, if you did receive a "Promotion Code" as part of an
e-mail offer, then please enter that code here.
Entry Page - 1
Title for the Listing:
This is where you need to have a
relatively short but succinct description of what the business
actually is. Be enthusiastic but honest. This
is the descriptive text that a potential purchaser sees when your
listing comes up in response to his search. You have
80 characters maximum to encourage him to look further at the
"details" of your business. Please do not use all capital
letters nor any unusual characters.
Business Location:
Here, you enter the first 3 characters
of the Canadian Postal Code for the business. If the
business is "Relocatable" (see below), then it won't really
matter what Postal Code you choose for entry here, except that
it is also used to indicate the Province (or part) that the
business is currently located in. Note: this vagueness of
location is done intentionally so as not to jeopardize the
current business operation when customers and employees
find out about your sale prematurely. If you are not
concerned about casual browsers knowing the location of
your Business For Sale, then you can state it somewhere
else later in one of the following text description boxes.
Relocatable:
Can the Business be relocated without a
significant change in its operation ? This is a Yes/No
question and is usually answered as "No". To be
relocatable, the business must be something like a
home business or mail-order business where the only
contact with the customer is by phone/mail/e-mail -
there is no building structure that your customers
would ever need to see, and no reason whatsoever that
it is currently located where it is.
Primary & Alternate Business Categories:
These are category descriptions that describe the
general class for your type of business. (See the
complete list.)
Please make both a first and
second choice of the descriptions that best classify
your type of business. Your choices here are
important because a prospective purchaser may decide
to look only at certain types of businesses.
Asking Selling Price:
Enter the price (in Canadian dollars - no pennies)
that you want for the sale of
the business. This should be the price that you want
for the main/principal part of the business. If
there are portions of the business that are optional
and/or extra, you will have a chance later to list these
with their additional prices.
Your E-mail Address:
This is your own e-mail address. It must be a real
valid address. It will be used by
BusinessSellCanada to correspond with you -
and for the initial enquiries from prospective purchasers.
Please remember to check your mail regularly - at
least once a day - while your listing is current; as
purchasers may wander off to other listings if you don't
respond to them promptly.
If for some reason your listed e-mail address becomes
inoperative, please contact us immediately - or change
it yourself on the listing. Listings with inoperative
e-mail addresses or "Full" mailboxes will be removed without
warning and much of your listing time will be lost !
Business Owner or Broker/Agent:
This is where you declare if you are the "Owner" of the
Business being sold, or if you are a "Broker" or "Agent"
working for the business Owner. In general, if you
are not the actual owner of the company, then you are a
Broker/Agent. If you are required by law to make
a further declaration in this regard, please include it
in one of the descriptive paragraphs following.
Internet URL of the Web Site for the Business:
This is an optional listing field and you can leave it
blank if you like. However, if your business has a Web
site, and if you want to permit purchasers to browse through
that site, then list it here. You must enter the complete
URL starting with "http://www. ..etc..". Please
check your site first to make sure that there is no information
on it that you wouldn't want a prospective purchaser to know
initially: such as a telephone number, or a street address.
Internet URL of a Picture of the Business:
This is an optional listing field and you can leave it
blank if you like. However, if there is a picture of your
business (or perhaps of your product) that is already on the
Web, you may want to allow it to be shown here. You will
need to enter a complete URL starting with "http://www. ..etc..",
and ending with ".gif" or ".jpg". The
picture should be about 400 to 600 pixels wide in order
to display properly. Please consider this as a very
positive feature of your listing. Purchasers like to
see a picture of your business or product.

Included:
Here you list specifically what's INCLUDED in the
listed selling price. You can either do it in point form
with room for 9 points -or- you can do it in sentence form
in a text entry box. This is an optional listing field
and you can leave it blank if you like. If you use it,
it is important to accurately list or describe exactly
what is included so that the purchaser can rely on it.
Please sit and reflect on what the purchaser would want to know
.... consider: the building, cars/trucks, existing inventory,
sales literature and copyrights to manuals, corporate name,
patents and processes, training, customer lists, supplier
lists, formulae, employees (and their benefits), etc.
If the list becomes too long and detailed, then simply add
a note to the effect: "Contact Seller for full details".
The individual point lines will hold a maximum of 80
characters each while the text area will hold about
500 characters total.
Excluded:

This is the list of the items which are NOT included as part
of the listed selling price. You can either enter in
point form with room for 9 points -or- you can write in
sentence form in a text box. This is also an optional
listing field and you can leave it blank if you like.
Please read over the above instructions, and separate things
out into included or excluded -or- into the "optional" list
of items which comes next.
Optional & Extra:
This is the list of the items which are neither included nor
excluded from the selling price. You can either do
it in point form with room for 9 points -or- you can do it
in sentence form in a text box. This is also an
optional listing field and you can leave it blank if you
like. Please read over the above instructions, and
separate things out into included or excluded, or into
optional. If there are no optional items, just enter the
word "None" on the first line. If you don't currently
have a price for some extra item - simply state so. For
example: "Existing inventory must be purchased at an
extra cost." -or- "Additional training time can be
negotiated".

Best Features:
Most important, here are 700 characters of text
space to describe the best features of your business and
why someone would want to buy it. This is a REQUIRED
input field. You do not need to include anything that
has already been described or listed above. This
feature description will actually be shown first near the
top on the detailed listing page, so here you will want
to encourage the prospective purchaser to read further -
and to be excited about purchasing your business - and
to contact you and to make an offer.
Financial Conditions:

Here you can describe something of the financial condition
of the business. There is room for about 500 characters
of text. This is an optional listing field and you
can leave it blank if you like. If you use it, make some
statement of the gross sales last year and the amount of the profit or
owner income. State if audited financials are available on
request. Generally here, you want to encourage the purchaser
with the opportunity for profit, and leave the finer details
to your later negotiation.
Competition & Market:
Here is where you disclose the type
of people and businesses that you sell to, and indicate what
sort of competition there is for (or against) your product
or service. There is room for about 500 characters of text.
This is an optional listing field and you can leave it blank
if you like. Generally it is best to be completely frank
and honest about the situation. You might also mention
what the opportunities for expansion are at this time.
